June 22, 2009. 

The property is now open and the general response from the owners’ thoughts of the reconstruction and/or décor of the property has been quite exciting.  We are excited to finally be back open and are looking forward to reopening the pier and pool area when those are complete.  If you have questions or concerns, please do not hesitate to call the Galleon Bay office at (956)761-7808.  Due to the high volume of calls that the property has been receiving because of the reopening, your call could be redirected to our sister site’s office, Inverness at South Padre, who will be happy to assist you with any such question or concern.



June 11, 2009. 

We had a delay on the delivery of the furniture and that delay pushed back the opening date.  The furniture arrived this Monday and our crews are working to get everything installed so we can reopen this weekend (Saturday, June 13th).  There is still work being done on the property so please bare with us, however the property is looking great.  As previously stated, because of potential liability problems, the pool and pier area will not be reopened until after the pier is complete.  Work on the units’ balconies is going well and almost complete.  As to other matters at the property, corridor tile work is going as planned and all other necessary work is being done.  The office at the Galleon is open and you can call that office at 956-761-7808.  If you are in the area and wish to see the property please do not hesitate to stop by and if available we will have one of the staff show you around.  Thanks for everyones' patience and we are excited for the reopening.     


June 1, 2009. 

The property is gearing up for reopening and everything is coming along nicely.  We have an update on Texas General Land Office's ("TGLO") decision as they have approved a 5 year lease which will expire in 2014 and the School Land board has waived the past due fees and awarded a 5 year lease at $8,771 per year. Our contractor is working with TGLO to determine a construction start date and will be providing them with additional information to attempt to reduce the annual payments. In an effort to begin contruction now, we have agreed to the yearly payment and will attempt to renegotiate based on appraised values for reduced rates the next 4 years.  As previously stated, because of potential liability problems, the pool and pier area will not be reopened until after the pier is complete.  Work on the units’ balconies is going well and almost complete.  As to other matters at the property, corridor tile work is going as planned and all other necessary work is being done.  We are still shooting for opening this Saturday (June 6th) however if you have concerns please do not hesitate to call the Galleon Bay office at 956-761-7808.  Looking forward to reopening.     


May 26, 2009.

Memorial weekend was a busy one at the property as our crews are trying to get ready for the reopening and were working hard despite the holiday. Currently we are working on installing the new corridor tiles and finishing up on stairway patio doors. Furniture has been delayed but should be at the property next week. The maintenance crews are working on finishing up on installation of unit appliances. New TVs and TV stands are in and being put in the proper units. New blinds are to be installed next week. We have not heard from Texas General Land Office on re-permitting of pier but they should have met last week and we should have been approved for the re-permit. Hopefully we will receive proper notification within the next week or so, so we can get crews ready for the rebuild. As previously stated, because of potential liability problems the pool and pier area will not be reopened until after the pier is complete however we do intend to reopen the property before those areas are open. May 19, 2009. 

All corridor tiles have been removed except for the 6th floor however they anticipate having that done early in the week.  New patio doors are being installed on stairways.  All floors have had the punch lists completed for the units and we will have our crews re-walk.  Appliances are being installed and so far 13 units are complete.  We have got 4 bids on pool and the board for the Texas General Land Office should meet this week and we should have approval for the pier within the next few weeks.  Unfortunately, because of potential liability problems the pool and pier area will not be reopened until after the pier is complete however we do intend to reopen the property before those areas are open.  Work on the units’ balconies is going well and almost complete.  Delivery of furniture is looking like next week and we are still shooting for early June opening. 

May 4, 2009. 

Electricity has been down on certain power grids on the island.  This is apparently from the wind storms which occurred over the weekend and should be only a temporary problem.  Nonetheless, reconstruction crews are working on 2nd floor as all other floors are being walked and finial punch lists are being taken care of.  Now that reconstruction crews are done with some of the other floors we have given approval to start the replacement of corridor tile.   We did get a call back from the Texas General Land Office on the relicensing of the peer and they are to put a final approval of the license before the board on or about May 18th.  Therefore, we hope to have the licensing by early June so we can start working on the peer area.  Unfortunately, because of potential liability problems the pool and pool area will not be reopened until after the pier is complete however we do intend to reopen the property before those areas are open.  Work on the unit’s balconies is underway and should be complete within 2 or so weeks.  Delivery of furniture is still looking like the end of May so we are still looking at a June reopening, assuming everything runs smoothly. 


April 20, 2009. 

The reconstruction crews are slowly turning over floors back to the management company so they can do walkthroughs and start the cleaning of the units.  Security cameras were installed last week and should be up and running this week.  New appliances are coming in this week including new linens are being delivered.  The new commercial washer and dryer were delivered last week.  New glass inserts are being installed into those patio doors that need them.  We are still working on bids for repair of swimming pool as well as the peer area.  Delivery of furniture is now looking like the end of May so we are tentatively pushing reopening back till early June. 


 April 6, 2009. 

The 2009 Spring Break has come and gone and although there was not the usual number of crowds it was still steady.  The reconstruction crews have started back up and are working on a little bit of everything (ie. painting, touch ups, etc.) on all floors but primarily working on the fifth floor and we hope they will be turning that floor over to our people for walkthroughs by the end of the week.    Still no word on the peer and no changes on furniture, as delivery is still mid to late May.  Phone system is having technical problems worked out and if you cannot get through to the property via phone, please try to send your questions via email to galleonbay@att.net.  Interior items are being ordered (ie. new linens and kitchen kits).  Waiting on a bid to replaster the swimming pool and deck area.  Hope everyone has a good week and we will update the site as new items come about. 


     March 23, 2009. 

The reconstruction crews have ceased work on the exterior portions of the property due to the liability issues with kids on the 2009 Spring Break.  However, we cannot move forward on the peer until the state authorizes us to go forward.  The state permit for such action has been submitted and we have been advised that the process could take anywhere from 4 to 6 weeks.  The crews are still working on the interior portions of the property and that work is going well.  New furniture is currently the big hold up.  As you all can assume the units’ furniture needed to all be replaced.  The board has made their final decision on the remainder of the furniture for the units and although we are trying to expedite delivery the furniture company is saying they cannot have the furniture shipped to the island until mid to late May.  Obviously, the property cannot be opened until they have furniture back in the units.  We will keep the site updated on changes.
